Future Expansion
New Adult Lodge
We have completed conceptual drawings and are finalizing the plans for an adult lodge, which will include overnight accommodations for 48 people. This 19,000 square foot building is designed to lodge two people per room with a private bathroom. Of the 24 rooms, four will be fully wheelchair accessible, and one will serve as an efficiency apartment for extended stays. Most of the rooms will also have a small private deck looking out to the Blue Ridge Mountains. The building will have three meeting rooms, one on each floor, designed to seat 100 people at tables. There will also be a small kitchen, laundry room, office, public rest rooms and sufficient storage space. The upper floor will be accessible by an elevator and steps. The projected cost of this building is $2.4 million. Hughes Associates of Roanoke, Virginia have been selected to serve as the principal architects for the project. Renovation of Phoebe Needles Hall
Conceptual drawings have been completed for the renovation of the historic Phoebe Needles Hall (formerly the mission school). Great care will be taken to preserve the historic beauty of the building and its current setting while increasing the functionality and layout. The exterior of the building will remain unchanged except for some cosmetic improvements, and the addition of a ramp to allow for wheelchair accessibility. The 4,600 square foot building is designed to sleep 12 people, two per bedroom with a private bathroom. The upstairs will be converted into five bedrooms. The downstairs will be re-configured to include one bedroom that is wheelchair accessible, and two meeting rooms each designed to seat 20 people. There will also be a small kitchen, laundry room, public rest rooms and storage facilities. The estimated cost of the renovation is $1.2 million.
Sewage Treatment Plant
We are being required to build a treatment plant to accommodate the additional sewage for the expanded and renovated facility. The estimated cost is $250,000 for the design, construction and fees. We have secured a grant for the Environmental Protection Agency for approximately one-half of the cost. The balance must be raised from individuals, churches, businesses, and grants from foundations.
Additional Land
We currently have approximately 65 acres of property. We hope to be able to purchase additional land in future years. The estimated cost will be $1.4 million. This additional land will meet our needs into the foreseeable future regarding expansion of program and facilities and additional housing for staff.
Maintenance Endowment
In order to maintain and care for the entire facility once the master plan is completed, a maintenance endowment has been included in the overall cost. This endowment will insure that what is built can be properly cared for in perpetuity. The estimated endowment needed to provide the estimated annual income for maintenance is $360,000.
